HIGHLIGHTS
The Lanquin river source starts at the Lanquin caves which is approx 3 km from the river land. The Lanquin Caves is a national park inhabited by thousands of bats which keep the mosquito population in Lanquin to a negligible amount. The caves are one of the first protected areas in Guatemala and yet not completely explored due to an estimated 23km length. A clean fresh river is created by the filtering effects of the caves, which also ensure that the river doesn’t flood due to a slow release of storm waters. The Lanquin River and streams never dry up.
Tourists love to tube down the river to their hotel ( www.elretirolanquin.com)or until the rapids begin.
In recent years various companies have been operating white water rafting trips down the Lanquin River on 1 to 3 day trips.( www.guatemalarafting.com)
The land is situated in an area that is ideal for the cultivation of cocoa, cardamom, copal, pineapples, bananas, corn and many other tropical crops. It is ideal for cattle for both meat and dairy.Rain falls all year, so the area remains green.
The rainy season is from June until December, when rain can fall at any time of the day, but usually in the afternoon. Sunny days are usual during this time. The dry season is from December until June, but rain from time to time is usual.
The local language is Qeqchi, although most people especially in the urban district speak Spanish.
The town is very safe, and crime very low.
The price of this land can do nothing but rise, due to Lanquin’s increased growth in tourism.
Semuc Champey, only 10km away is said in many guide books to be the most beautiful spot in Guatemala. Semuc Champey or “hidden river in the stone” is an amazing limestone structure in the jungle, with crystal clear spring water pools floating above caves where the River Cahabon passes beneath. www.semucchampey.com
There is transport every day in mini buses to Antigua, Guatemala and Flores and regularly to Rio Dulce. As Lanquin is situated in the centre of Guatemala it makes it reachable from all important points of the country in half a days travel, including Tikal, Flores, Guatemala City, Antigua and Rio Dulce.
Semuc Champey is a focal point for tourism in this area and in Guatemala in general and due to a recently build new road from Coban to Lanquin tourism has exploded and become a “must visit spot” for backpackers ; the better quality hotels regularly filling during any months of the year. Lanquin is firmly on the “Gringo Trail”, but still in its early stages of tourism development, lacking many services in this industry, the potential for tourism and especially eco-tourism growing every year..
It takes less than 1.5hrs to drive to Coban the Capital of Alta Verapaz.
The land gives opportunities for sourcing power from the river, solar as well as electricity from the high tension post that is situated on the land. Town water is easily available as the municipal tubes pass along the road.
Labour is readily available from the nearby lanquin town or communities, the people are hard and honest workers.
There are plenty of neighbours known by the owners who are experienced in farming; leaders of close by communities and others who are experienced in cattle farming and horse rearing.
Lanquin is growing due to tourism, which give opportunities in providing tourism services, and even obtaining volunteer labour by tourists looking for organic farming experience or tourism experience or just a beautiful place to” hang out” for a while. The town at present lacks hotel and restaurant services for mid to high level tourists whom at present don’t often do “overnight” visits to the town and Semuc Champey in such large numbers as do the independent backpackers. Tour operators at present find a lack of suitable accommodation and other services available for their clients which produces a barrier to selling trips to this town.
The owners of this land are British, one of which has lived in Lanquin for nearly 10 years having been the main developer of El Retiro Lodge, a highly successful hostal near to the land www.elretirolanquin.com . He has worked in tourism and travelled in Latin America for over 15 years, and would be happy to answer any questions potential buyers may have on any related subject. The land was originally bought with developments in eco-tourism in mind, having bought it being convinced of it’s potential. He is now however living at Lake Atitlan where his wife and child live, and unable to dedicate time to such projects. He still has a house next door to the land, where he and his family enjoy their holidays and regularly visit to check on business at El Retiro, and can make himself available to show the land and help explain how Lanquin and it’s tourism functions.
The land is also a fantastic real estate investment, as land prices are rising. River land goes for $3,000 to $4,000 per cuerda, and land with road access for $1,500 to $3,000. The land is also ideal for developing lots for private homes to maximize it’s commercial potencial. We are selling these incredible 58ACRES/528 cuerdas of land at an average of only $1,136 per cuerda.
