The house is located directly on the beach in the town of Celestun, in the State of Yucatan, in Mexico.  Celestun is a quiet fishing village, on the West Coast of the Yucatan peninsula.  The closest large town is Merida, the capital of the Yucatan, which is 52 miles away (about one hour by car, 90 minutes by bus).   

Celestun is home to a Flamingo Bird Sanctuary National Park.  The main industry in Celestun is fishing and the production of salt.  The flamingos are here year round (they do not migrate).  Celestun is a quiet, small, fishing village; a perfect retreat if you want to get away, if you want a place to contemplate, a place to write a book, or a place to take long walks on the beach and view beautiful sunsets, then Celestun would be perfect for your needs.      

The property is 9 meters wide by 35 meters deep, and is located directly on a beautiful beach, just south of town.  The water is clean and warm in the summer with no big waves.  The climate is a bit warmer than California and not too humid. The town is friendly and safe.  There is transportation nearby and the house is close enough to town to walk or bike.

There are two separate houses on the property and the property is fenced around by cement block. The trees and flowers are fully grown and live off rainfall, mainly. The trees are coconut and pine, mainly.  The flowers are hibiscus.  See accompanying photos. 

The larger house (beach side house) faces the beach and has new window and door screens.  The house is in good condition and consists of a large single room with living room, bedroom, and dining area, with a tiled counter top separating the kitchen, plus there is a separate tiled bathroom.  This house is approx-imately 9 meters long by 5 meters wide, and has a high ceiling with a ceiling fan in the main living area. There is electricity and water to the house; the house has a stove and refrigerator.

The guest/rental house (closer to the road) is in good condition and is a bit smaller, but is still very cozy, with kitchen, dining and bedroom areas all in one good sized room, and a separate tiled bathroom.  There is electricity and water to the house.

Property taxes are about US$13.00 per year and water costs about US$18.00 a year. 

The property has all of the necessary legal papers, known as a Fideocamiso Trust, with a bank in Merida.  The legal fees are fully paid and up to date.  We will assist you, if you wish, navigate the legal process of purchasing property in Mexico. We will also assist the new owner “settle into the house” and not leave you to figure it all out on your own!
