“Cabañas del Sol” resort is located on the north shore of the Atuel River, near the city of San Rafael, in the western province of Mendoza, Argentina. It rests on 29,000 sq meters (7.2 acres) of land, nestled amongst a large variety of aged trees and surrounded by beautiful hills.
The resort has been in the business for the last ten years; it provides a series of tourist attractions within a short distance, namely: hiking, rafting, horseback riding, canoeing, biking, etc. The nearest city is San Rafael (population of 150,000) at approximately 25 Kms (14 miles). The city of Mendoza (population of 300,000 and the capital of the province) is 250 Kms (150 miles) away. Both cities offer many options for tourists, including airport, travel agencies, bus station, and more.
The resort offers nine cabins/bungalows with accommodations for 4/6 guests. Each unit is fully furnished, including a heating system and a fireplace, hence well equipped for any of the four seasons. The existing buildings cover some 1,000 sq. meters (11,000 sq ft) of high quality construction; most of the materials used were locally produced (i.e. bricks and stones).
All building drawings were submitted and approved by the local authorities; the infrastructure lines (electrics, gas, sewage, telephone and television) were entirely laid underground; the sewage treatment system was designed and built in accordance with local regulations, and approved by the Provincial Irrigation Agency.
The existing facilities include the following:
--Nine cabins/bungalows nicely distributed over the resort land.
--Two swimming pools (one for adults and one for kids), both with necessary equipment to ensure proper water maintenance.
--One cabin/bungalow for the keeper’s personal use.
--Two housing areas for permanent employees.
--One Clubhouse which includes the following:
-A restaurant with capacity for 60/70 people.
-Restrooms.
-A Kitchen area with all appliances to support the restaurant, including a barbecue.
-A lounge for guests’ use.
-A gymnasium and spa area.
-A conference room.
-Offices.
--A maintenance shop with tool storage.
--A pantry and storage space for internal use.
--A covered parking space for the resort vehicle.
--An open parking area for guests with screen shield.
The existence of unused land allows for significant future expansions; a project that was submitted to the local authorities shows that both the unused acreage and the existing infrastructure support the addition of ten more cabins, a 20 room hotel, supermarket, restaurants, shops and a gas station.
The asking price for the Cabañas del Sol resort complex is US$ 1,250,000.
