It is completely covered with native forest with a natural clearing about 300 meters into the center (the house site), comprised of two level terraces. A small spring flows through the property and alongside the house site. The elevation of the property runs from about 500' at the end of the lane, to about 850' at it's highest point where it intersects the Zion Ridge Track and shares a boundary with the parkland. As 'the crow flies' it's only about 700 meters from this point to the beach, but, via the meandering track, it's about a fifteen minute downhill walk, and from the road side, it's only a couple of minutes drive to the beach. A deep sense of peace and serenity comes over you as soon as you walk into the retreat. The only sounds you hear are the murmuring spring, the flutter of Kereru and Tui wings, native birdsong, and the rustle of leaves in the wind.
