The Land

The land is slightly sloped so flooding and drainage are not a problem. There is a road on two sides of the property. Most of the land is covered with rich black soil in which almost anything can be grown. Approximately 50 trees have been planted from Orange trees to Coconut which include: grafted Mangoes, different types of Avocados, Cashew, Jamaican lime, Local Lime, Cherry and so on. Also planted are Coco, Sugar Cane, Bananas, Plantain, Sweet Potatoes, Melons and Casaba as well as a number of Pineapples.

The House

The house ( 30' X 40') has 2 bedrooms, 1 bath, a large kitchen with open dining room and living room. A closet for the washing machine and Inverter is on patio.

The main highlight of the home is the rear 10' x 40' porch that is covered and looks out over the land.

The house is 8" block construction with reinforced walls that have been plastered and painted.

The windows are the modern aluminum shuttered type with screens.

The open beam ceiling is insulated which, though expensive, really helps keep the house cool.

The floor is white glazed ceramic tile and easy to keep clean.

The roof is metal and is guttered into the cistern. Each inch of rain on the roof puts a 1000 gallons of water into the cistern so good clean water will never be a problem. A shallow well pump supplies pressurized water to the house.

The toilet is connected to a septic tank and drain field while all the gray water from the sinks, shower and laundry bypass the septic and are gravity fed to an area for a garden.

Due to the design, the house is cool and comfortable with a natural flow of prevailing breezes.

Workshop/Storage Building

The workshop or storage building is 16' x 24'

Constructed of 8" blocks, reinforced and plastered.

The floor is concrete and the roof is metal.

It has been painted inside and out with a high quality paint.

Cistern

The cistern is of 8" block construction with rebar in the cavities and all cavities poured with cement.

The inside and out have been plastered and the inside coated with a food grade sealer.

The cistern is buried more than half way in the ground and has a gravity drain that can be used to drain it when it is in need of being cleaned.

It has a covered and sealed entryway on the top for access

Construction of the house is not completely finished but livable. The following are items need completion:

Electrical power - you have 2 options:

A.. Belize Electric Limited Public Utility - the existing power line is 300 feet from the edge of the property. You would have to work with Belize Electric to install 2 or 3 power line poles to bring electricity into the property - approximate cost US$2500 to $3000.

B. Solar Power - You can bring a solar system into Belize to install at the house site. Or you can buy a complete solar system here, as we know of a couple of expert dealers here in Belize. The owner used solar power quite confortably while he was here.

The exterior doors of the house, though heavy and solid, have warped somewhat and need adjustment. The ceiling needs to be paneled. Interior doors need to be installed. Rough cabinets are installed but need to be finished. Temporary, simple light fixtures are installed and can be replaced with what you want. The house does not come with a stove, refrigerator or washing machine. However, it has been wired and plumbed for all of these.

About the Owner/Builder

The owner is an engineer and has 40 years experience in building and construction in the US. He personally designed this house and supervised the building process. The design is very practical, efficient, and comfortable for tropical living.

Owner lived in the house briefly but had to return to the USA due to health problems. He had this to say about his time living there:

"It has been a delight. Even on hot days there is almost always a breeze. In the evenings the bedroom is cooled with a breeze from the east and is very comfortable for sleeping even without a fan or cooling due to the design of the house. The hot air rises and is vented through the west gable end which also has a exhaust fan installed to be used if needed. All interior walls only go up 8 feet so that no hot air is trapped and can flow up and out. The design is working perfectly as intended. I find great pleasure on the 10' x 40' porch, rain or shine. It is so comfortable to spend time out there looking over all the things growing and seeing the many birds in the nearby jungle.

I really love it here and the only reason that I am selling is that I have developed a serious health problem that to control, I must be in the states. As I must leave, I am selling it for muchless than what I have put into it. The property can be subdivided and the the back half should sell for at least US$15,000 if you wanted to do that."

Property Location

The property is in Unitedville, Cayo District, which is halfway between (a 20 minute drive) San Ignacio and Belmopan. Unitedville is a very small village along the Western Highway, and this property is tucked away about 1/2 mile off the highway. This gives fairly close access to the main road while still affording excellent privacy and solitude.

Also ideally located about a 15 minute drive from Spanish Lookout, which is a local modern Mennonite community that carries the most extensive inventory of building and maintenance supplies anywhere in Belize. San Ignacio is the westernmost 'large town' in Belize, where the Saturday Farmers Market provides most of your food needs. Belmopan is the capitol of Belize.
