It is ranked one of Brazil's top 10 beaches and it's the only one for sale. Just a two-hour drive from Sao Paulo, a true natural paradise awaits: 225,000 square meters of pristine Atlantic forest. The property includes a spectacular sandy 350 meter long deserted beach, which is nestled on a picturesque cove at the end of a peninsula and is encased by emerald seas and rolling hills covered in lush forest. But the property is much more than just a beautiful beach; it is an immense ecological paradise covering 22.5 hectares and includes three freshwater sources. It is located in one of the richest--and endangered—ecosystems in the world, the Atlantic forest.

Though “once in a lifetime opportunity” is often overused, it is not everyday one of the country’s most beautiful beaches goes on sale. Once stretching up and down Brazil’s entire 4,500 kilometer-long coast, today only small patches and remote areas of this magnificent Atlantic forest ecosystem remain. Though the Amazon gets more publicity, the Atlantic forest has far greater diversity and more endemic fauna and flora: over 8,000 plant species and 600 terrestrial vertebrates. It has also suffered more destruction; only 15% of the original forest remains, compared with 80% of the Amazon. Due to its ecological importance, the Atlantic Forest was recently designated a World Biosphere Reserve by UNESCO. 

This verdant ecosystem, mixed with transparent seas, creates a spectacular natural beauty which is unique to shorelines. Appropriately named the Green Coast, it is one of the few areas in the world where dense jungles descend to the sea. Toucans and other exotic birds, as well as monkeys and sloths, inhabit the trees literally a stone’s throw away from the beach.

Many of these beaches, such as Praia do Cedro, are framed with impressive granite boulders and other rock formations. The ocean is warm year-round and is home to a rich marine life that includes tropical and game fish, whales, dolphins and sea turtles.

Popular activities in the area include fishing, boating/sailing, surfing, birding, diving/snorkeling, hiking and biking. Praia do Cedro is close to South America’s two largest cities, Sao Paulo (only a two hour drive south) and Rio de Janeiro (5 hrs. north). The beach is on the Lagoinha peninsula and is close (25 km) to two medium-size cities, Ubatuba to the north and Caraguatatuba to the south. You can check out Praia do Cedro on Google Earth.

People have posted some nice photos as well, of the beach and the surrounding area (though sometimes it is mispelled it as Praia do Sedro). Also, if you want to Google it up on the internet, note that there is a second Praia do Cedro closer to Ubatuba to the north, so make sure it the Praia do Cedro near Lagoinha or the Mar Virado Bay.

Background

The land has been in our family for over half a century, and it is the same now as it was when we purchased it. Our father was an American professor and environmentalist who came to Brazil in 1954 to teach at a Sao Paulo university. On weekends our parents would venture off to the coastline on camping trips. It was on one of these journeys after a hike out to a remote peninsula that they came across this pristine beach. They bought the beach with the intention of preserving it for future generations. In an article our father wrote for the Brazilian press before he died in 2000, he spoke of his love for the area and noted “The Rio-Santos coastline, combining ocean, mountains, beaches, lush vegetation, endemic fauna and flora, historical sites and indigenous cultures, is without a doubt the most beautiful and fascinating in all of South America.”

A note about buying land in Brazil: Foreigners can purchase property, including beach-front, without any problem. Still, Brazil can be very bureaucratic and it is recommended you hire a lawyer specializing in real estate. You can get a list from the American Chamber of Commerce in Sao Paulo (www.brazilcham.com). The first thing your lawyer will have to do is  make sure all the documents are legal (beware of fake land titles) and that all taxes have been paid. Regarding the price: The price is 30% lower than market value, since local real estate agencies have appraised the beach at "at least" US$3,000,000. Final note: Praia do Cedro is located in one of the most remarkable ecosystems on this planet. It is a special place and we are looking for a special person, someone who loves nature and wants to preserve it. Because it is in the Atlantic Forest there are certain regulations. Construction is not prohibited but one cannot build a Club Med or mega-condominium.
