What are government regulations for the business, especially taking into consideration foreign owners?
There are no restrictions in Nicaragua regarding foreign ownership, but there are some issues if you are not going to be living here and obtaining residency status.
You cannot open a bank account, you cannot get an account with the phone company. The way around this is to incorporate a company. (Other than as a solution to these things there are no advantages to incorporating a company.)
What permits, licenses would be needed?
Annual business licences run about $200 US and monthly licence fees are about $25 US.
Licences are : liquor, restaurant/bar, hotel, internet AND : health department, tax licence (IVA)
Cost of doing business?
On a monthly basis our fixed expenses (electricity, licences, garbage pickup, employee salaries, internet) are about $775 US and $300 of that is the satellite internet connection.
Ownership of land?
We have a legally registered escritura (title document) and catastral (plat map/survey) and pay property taxes to the city of León. We are on land which is considered Subtiava reserve land and pay $100 US to the Subtiava Council every year. You have all legal rights to sell, pass on to heirs etc and you are fully protected by Nicaraguan law from expropriation. You are also shown in the tax rolls as the legal owner.
What condition is it in? What repairs/improvements does it need?
Construction was completed in December, 2006 and everything was new at that time.
We learned very quickly that salt air can be very destructive if you let repairs and maintenance slide, so we have been very careful about making sure that everything is always well maintained.
