PRICE REDUCED 

2 bedroom fully self contained 7 year old home on just under 3 acres of freehold land, set in the beautiful Waidroka estate.  This section is one of the largest sections available and it has a road running through it to create a natural border that makes it easily sub dividable.  There is over 8000 m2 of land on the lot that can be subdivided with just under 3000 m2 of land where the house is, making a total of over 11000 m2.  Enough to subdivide build another home or two homes or make it into a garden and live self sufficiently. The views are superb.  The section is high up on the ridgeline, with over 2 acres of undeveloped land on one side of the road and over 3/4 acre where the house is.  There are sea views from every part of the section, as the section is sloping your view can not be built out.  The house is sheltered from the worst of any winds (as can be seen in the photos) and in a recent tropical cyclone other houses were damaged, our house had no damage, just a few leaves blown around.  Behind the house is a purpose built retaining wall, and in the front of the house is a gabion wall running the entire length of the house, no chance of any land slippage.  At the back of the house are many different tropical plants and flowers and the gabion wall has verities of heliconia growing on it, as well as frangipani.  Below the gabion wall there is a level area of ground that is now used for growing heliconia but can also be planted in fruit trees etc, about 8 meters from the house there are a set of steps down to this lower level.  Fruiting banana trees grow wild, as do pawpaw trees.   Around the back of the house near the 2 water tanks, (1 is brand new) a mango tree and many pineapples as well as a massive passion fruit vine growing up a very large tree.  Driving down the driveway small shrubs line the drive, with tonnes and tonnes of crushed metal giving a solid, stable base to the drive.  On the left hand side of the driveway is a small shed, this houses the inverter, a few garden tools, and a generator and attached to the back of the shed is the battery storage for the electricity.  ELECTRICITY IS NOW AVAILABLE, JUST HOOK IN, THE LINES ARE THERE NOW.There is ample parking for 2 cars, with room to turn around.  There is a concreted path leading from the car parking area to the back door with a small concreted area that has enough room to leave shoes etc outside, next to the path red ginger flowers all year round.  You can also come through the front steps that lead onto the covered veranda, in through the ranch slider into the lounge, where there is a 3 piece suite, with the couch folding out to make a double bed, to the left is the dining area and kitchen with a brand new deep freezer (all appliances are new 2006) 3 way fridge and cooker.  Turning right there are 2 bedrooms.  Both bedrooms are the same size; one has a double bed and the other a set of bunks.  Both bedrooms have a small shelf and hooks to hang clothes as well as a new tall boy (2006).  Above the double bunks is a ‘loft’ entrance that can be used for storage of items not used regularly.  Both rooms are compact in size, but very practical.  We have found that bedrooms in Fiji don’t need to be big, just well ventilated, both bedrooms have windows on 2 sides and a fan and mosquito net.  The entire house is fully insect screened; it would be possible to put in another ranch slider from the main bedroom to the deck.  All insect screens were replaced early this year.Waking up in the morning is a delight.  Your body will tell you when it is time to get up, there is almost no noise, the only thing you will hear is the surf breaking on the reef, and a few birds singing, and after a day or two you get accustomed to this and notice it only when you listen for it.   Most of your time maybe spent outside under the full length covered veranda, this has outdoor furniture and new 4 burner hooded bbq. The water for the house is provided by 2 water tanks, this comes from the rain that is collected via the roof.  Hot water comes from the solar hot water system on the roof, water is pumped via a 12v water pump that is powered by its own battery and solar panel.  Lights and 240v 50hz are provided through a bank of 8 solar panels and a six battery bank and 2000w inverter.  The fridge and cooking uses LPG, easily exchanged tanks are readily available.  The waste goes through the septic system.  There are no yearly rates, water bills, electricity bills, phone bills (pre pay Vodafone coverage is excellent).The home comes fully furnished, with lots of new furniture and appliances.The price is $230,000 NZD REDUCED BY $50000NZD, but I am very motivated to sell.This is one of the cheapest homes on one of the largest lots.I am willing to refund the buyer of the lot and house $2000USD for travel to view the home, I am also willing to put in power, right up to the house, and it can be stipulated in the contract.There are no land rates, no land taxes.  You buy it, it’s yours. FREEHOLD.  There is a $200 charge every year for the upkeep of the roads into the estate, that is all the outgoings that's it. At the moment this is a - eco footprint home, own elctricity geeneration, hot water heating, uses only  rain water, septic tank system.
