The property

This magnificent beachfront property, in one of the most beautiful residential and resort areas of Tobago, is on the North end of Stonehaven Bay, Black Rock. It offers expansive views of the bay, the beach, the coastline to the south, and the Caribbean Sea. Private steps lead down to the beach. The property and house occupy a plateau and slope around fifty feet above the sea, with a road frontage of around 94 feet, a coastline frontage of around 115 feet,  and a large, flat buildable area. The average depth of the property is 257 feet. It is situated near the end of Fort Bennett Road (AKA Black Rock Crown Trace), which is a quiet, dead-end road extending to the tip of a small peninsula on the leeward side of the island.

 The Beach

The steps from the property are the only land access to a sheltered cove, surrounded by a natural breakwater of rock and coral, forming a natural swimming pool. In the center of the cove is an area about seventy-five feet across and four feet deep, with a sand bottom, perfect for swimming. There is excellent snorkeling around the perimeter over beautiful coral formations containing dozens of species of tropical fish.  If surf and open beach are preferred, a fifty foot wade south through shallow water leads to Grafton Beach (one of the safest on the island). Walking a few yards north down the street leads to Black Rock Beach, famed for its sea turtles. From the property, fisherman may be seen hauling in their nets early each morning. Many varieties of birds can be observed in the tropical trees adjacent to the property.

 The House and Neighborhood

The masonry house, a duplex, is in poor condition.  It is around 2000 square feet, on a cement foundation, with steel beams at the rear supporting around 700 square feet of wooden deck. It occupies the rear aspect of the property nearest the slope. Photos of the house on this website show it in its prior, maintained state. Major renovation would be needed to restore it.  The adjacent property to the north is a luxury estate with extensive grounds, and the one on the south is undeveloped, both sides therefore offering privacy and green space. The property is serviced with electricity, telephone, and potable water. The street is paved, in good condition, and has street lights. Municipal services such as trash collection and bus service within in short walk are in place. Taxis are available from the nearby Grafton and Grand Courlan Resorts and on the nearby coast road.

 The Area and Country

Tranquil Black Rock Village, Tobago, is 15 minutes drive from the Crown Point International Airport, and the capital, Scarborough, up the leeward coast of the island. It is five minutes from a world class golf course and first class restaurants and entertainment. Black Rock is developing a strong residential and resort potential, and this property is perfectly situated for a vacation home or rental property.

 

Tobago is the smaller, rural island of the Republic of Trinidad and Tobago, the birthplace of Calypso and the southernmost of the Caribbean Islands.  Only about 7 miles wide and 21 miles long, it has a population of around 47,000.  The lush, virgin hardwood forests and coconut plantations covering its hilly terrain and the shallow coastal reefs surrounding it make it outstandingly beautiful. It is a very popular vacation destination for Europeans, especially British and German. Trinidad and Tobago enjoy the most prosperity and the best infrastructure of all of the Caribbean islands.  The country is very protective of its ecological treasures, thus preserving its natural beauty for the future.
