This property is a 5+ acre compound on the outskirts of El Yunque rain forest, with two houses, a cabin, and a number of outbuildings. Currently in operation as a bed and breakfast, it would also lend itself to use as a yoga retreat center, commune, or living space for an extended family. It is offered for sale fully furnished, with all furniture, linens, artwork, and dishes included, as well as two websites (one main site for our property, and another which markets all of the guest houses on the south side of the rainforest).
The Buildings:
Owners' Cottage - A small, modest house, with two small (10x10) bedrooms, and another larger bedroom. There is a central kitchen / living room area with an island, and there is one bathroom. A veranda wraps around approximately 2/3 of the house.
Guest House - Three bedrooms, two baths, with kitchen, living room / dining room, and a large deck on the rear of the house. Currently rents for $190 / night.
The Casita - A one-room cabin with bathroom (shower) and a small balcony. This cabin rents very well for $60 / night.
El Bohio - A detached, semi-enclosed /screened dining room with bar, for use as a common area by guests. Outside of the Bohio is an outdoor grill space with counterspace and a sink. Also beside the Bohio is a sizeable detached bathroom with shower, for use by dinner guests and campers in our tent sites.
Toolshed - a 20 x 10 structure, with 7-person hot tub and massage area behind it. This shed could be converted fairly easily into another rental unit; we are considering doing the project ourselves to capture overflow demand for the Casita.
With the exception of the Guest House and the Casita, all of the buildings have concrete walls and wooden roofs. The Guest House is entirely concrete, and the Casita is wood.
The Current Business - We started this business three years ago, renting out the Guest House, and have gradually expanded since then. We stay at about 90% occupancy in both the Guest House and the Casita during the high season (Christmas to mid-April), and at around 80% during the summer. Offseason begins around September 10, and Puerto Rico is fairly tourist-free until Thanksgiving. We generally close for the offseason, and use the time off to go up and visit family in the States, and work on construction projects around the property.
