Successful registered and licensed vacation rental business on the Island of Utila, in the Bay Islands of Honduras. This is a great opportunity for a single or couple to get involved in an affordable, turn-key small business in the Caribbean with no risk.
More details are below and please look at our business site at www.DestinationUtila.com to see more about our business and the homes we represent.
What Am I Buying?
You are buying a proven, successful, licensed business, with clients, protocols, systems, marketing, reservations, and associated income and revenue stream already in place. You are buying a fully functioning, basically no-risk investment; there is no question of if this works or fits a need. In addition, you are buying our very well-established website of www.DestinationUtila.com . For those looking to expand, this is obviously a great site name which that can also be used to promote other ventures.
More About the Business:
We represent almost all of the higher end waterfront vacation rentals on the island, either through direct management or through referring reservations. We also have agreements in place for referring reservations on Roatan, and also with getting reservations in through wholesalers.
2008 numbers already showing a 220% growth over 2007 numbers for the first quarter alone, with reservations still coming.
This business is currently being operated as a half-time business with one additional ½ time assistant, so can easily be run as a full time venture by one person, or is perfect for a couple or 2 partners. The potential to expand is huge, as up to this point, we’ve been very selective in the houses we’ve wanted to take on so that we can keep it ½ time, and have also greatly limited the amount of project management for the houses that we’ve wanted to take on.
More About the Website:
Our website consistently has top ratings of #1 and #2 on Yahoo, MSN, Ask, and other search engines, including first page placement on Google. The website represents many hours of time, and new owners would be able to fully take over this site upon purchase. Training will be provided to next owner, but knowledge of webcode is not required for maintenance of this site, as it is template based, so very little training will be needed to transfer to the next owner.
Free Trade Zone:
This is a bona-fide tourism related business, which means it should meet the requirements for the new ZOLITUR Free Trade Tourist Zone, offering you even more opportunity.
Training:
20 hours of training and assistance included in price, and owner is available to stay on longer on commission/salary basis up to 3 months to help you with everything you need for a smooth transition. Owner has already sold a very successful restaurant on island last year, and can assist the buyer with general business questions, as well as assisting with your move to the island of Utila.
What is Utila like?, Is Honduras Safe?, Do I Need to Know Spanish?
On Utila, you'll find a relaxed, laid-back island that many describe as what the Caribbean "used to be". If you are looking for a high-end resort destination with time-shares, high-rises, or a fast paced nightlife, Utila is definitely not it. But if you are looking for a low-key, small Caribbean island, known for its laid-back lifestyle, good diving, easy access to great snorkeling, and a small community, then Utila will be a great fit for you.
The island is very safe, and for those single females looking at this opportunity, safety will not be an issue.
English is the official language of the island (the settlers are from European and Cayman descent), so Spanish is not necessary to live here and run this business. Though of course, its very helpful, so go buy some tapes and start practicing!
Can Foreigners Work There?
To legally operate this business, you will want to:
1) Form a Honduran Corporation, which can be done at time of transfer, and we can suggest some lawyers for you. The cost of forming a Corporation generally runs about $1500 usd. (You will be buying this business from an existing corporation, but you will not be buying the parent corporation, so that is why you need to form a new one.) If you are a Honduran, then you do not need a corporation to run this company.
2) Get you residency in progress (this can take 6 months to 1.5 years, but the critical fact for being legal is that you have started it). Residency is also needed to you don't have to leave every 90 days. Residency can run about $2000 usd, and most lawyers require half at beginning of process, with the remainder once they complete it.
Its all very straightforward, and there are English speaking lawyers that can help you. Both of these items above can occur at the same time of the sale.
What’s the Price?
Priced at $14,900 USD (Fourteen thousand, nine hundred dollars) with an expected ROI within 1 year. Cash purchase only- sorry we are not looking to work on a mortgage basis even if you are a really, really, really nice person.
Full financials available to qualified buyers with an island visit.
Legal fees for the tranfer are the responsibility of the buyer, though we will assist with all paperwork. Its very simple for this type of transaction, and my husband Brad has a real estate company here, so we are well-versed in the steps. We've gotten a quote from the English speaking lawyer we work with, and it will be under $500 for the transfer, but you'll need to account for the coporation information above if you are not Honduran. The choice of lawyer is yours, though we can suggest folks.
This is perfect for a semi-retired person or couple to take it slow, or for go-getters looking expand the business. Whichever you are looking for, you have a turn-key, positive-cash-flow, appreciating business in the islands waiting for you for a very reasonable investment.
Are the Houses for Sale?
*Please also note that there is NO real estate associated with this transaction (though we would love it if we could find upscale oceanfront houses for under $15K usd too!). You are buying the business, with income stream, clients, protocols, systems, marketing, and business licenses in place. As is, this is an extremely low-risk investment - it really doesn't get any easier than this.*
If you are interested in some of the houses on our site, we can refer to the realtors that represent them, but the purchase of those is not included in this price (obviously).
