Location Antica Tinaia is a typical farmhouse, a former vat room which was part of a small rural complex 11 km from Gaiole in Chianti, 40 km from Siena, 46 km from Florence and 44 km from Arezzo. Description of buildings A short stone-paved driveway gives access to the hamlet where the farmhouse, dated back to 1760-1880, is located. The property , that overlooks a 700 sqm manicured lawn, spreads over two floors in addition to the mezzanine and the loft room, originally a dovecot, covering an overall surface of 189 sqm (the low part of the loft is excluded). The ground floor consists of a large living-room with fireplace, a dining-room, a kitchen, a double bedroom with studio, an access room and a spacious bathroom. Condition The restoration works of 1997 were carried out with great care and respect for the original structure of exposed-stone walls and walled-in arches. During the renovations, both the floors and the roof have been insulated, the latter with wooden beams amd cotto tiles. The flooring, which reproduces aged Florentine cotto, is made of gres, a material that combines elegance with the practicalness. The property is provided with a 230 cm deep draiange system in order to preserve it from damp seepage. Outdoor space The 700 sqm manicured garden enriches the front of the property with its flower beds, olive trees and many other trees. Utilities The property is provided with LPG heating system which supplies hot water as well (underground tank in the garden), electric and telephone plant and TV. Last year a condominium water depuration system was installed one year ago, in addition to the private one that is functioning as well. |
