El Marinique is nestled on a small bluff overlooking the beautiful twin bays of Las Galeras and Playa Rincon, located between majestic Cape Samana and the remote Cape Cabron and it's national park.  Just a minute's stroll from the main beach of Las Galeras, the hotel and it's very private and peaceful setting is just one block from the center of the small, rustic-fishing village at the north-eastern tip of the Samana peninsula. El Marinique is a well-established hotel and restaurant operated by it's original owner-developer (restaurant constructed 1987-88) with varying accommodations of 3 cottages ('90), a 2-story duplex with 2 deluxe apartments ('02) and separate owner's quarters ('06) in a lush, garden-like setting.  All units are furnished and in good operating condition.  All units have ceiling and circulating fans and also have hot water.  Included is an ample inventory of furnishings including linens and towels.  A new heavy-duty Whirlpool washing machine was installed in Dec. '05.  The facility has satellite TV (installed Oct.'05) with dual receiver capability. 

  

The 2 bedroom, 2 full bath owner's quarters ('90) were recently rebuilt (Dec. '06), are comfortably furnished, almost 700 sq ft in size and include an added, large combined, living-dining-kitchen area (Dec.'06).  One end of this large 15x22' combined living area incorporates a rustic, natural field-rock wall with the other end of the living area incorporating a full kitchen with appliances and spacious cabinets including a custom work-counter and bar with shelves.  This main living area/room also has extra-large, screened windows affording a panoramic view of the property, the restaurant and the ocean.  The apartment has imported tile floors and the bathrooms and showers are fully tiled.  Also included is a computer work station/desk with 2 phone lines.  The master bedroom is air-conditioned.  The building's poured roof was rebuilt and reinforced and is ready for a second floor to be added containing 2 apartments, both with prime ocean view.    

Situated on a small bluff of 16' elevation overlooking the ocean, the property is well-above hurricane flood-stage.  In addition to the best view of Las Galeras Bay with it's scenic small island and twin capes, the elevated property affords a constant breeze making it cooler than much of the rest of the more-inland and lower-lying Las Galeras area.  The lush property is walled on three sides, gated and has sufficient private parking.  In addition to being currently operated as a small boutique hotel, the 2,500 square meters property (aproximately 6/10s of an acre) can be easily converted into a private villa/residence with separate, revenue-producing guest quarters.  The large, 3,000+sq ft oceanfront restaurant and bar has a magnificient ocean view and can be easily converted into an owner's residence or divided into 2 apartments.  It can also have a second floor added to contain further accommodations.  

Nicole's restaurant and bar is internationally known and seats about 50 in a tropical setting on a roofed-over veranda with a separate open-air dining section.  The approximately 3,000+sq ft open-beam restaurant roof was replaced Dec. '04 with 20 yr asphalt shingles over treated and painted 1/2" plywood.  The kitchen is large, spacious and reasonably well-equipped with a 6 burner gas stove with oven, 6 stand-alone burners, 2 new GE refrigerators, a freezer, a new microwave, two coffee makers, misc. dishes, pots and pans, shelving and food preparation counters.  The eclectically decorated bar seating 10 (or more) has a beverage cooler, a Sony stereo reciever-amp system with a 5 disc CD player and 4 speakers, a secured liquor storage-display area and work counter.

A second restaurant with a wood-burning pizza oven is situated on the property but is not in operation.  It was dismantled but the floorplan remains and thus, can be rebuilt.  Optimum use would be as a boutique with living quarters/apartment upstairs.

The property has it's own freshwater well with submersible Myers pump feeding a pressurized distribution system.  The kitchen has a separate 750 gallon cistern fed by rainwater from the kitchen roof.  The electrical service is 220v, 200amp, with full breakers and properly grounded.   Reliable, private electrical service is available 24/7.  There are two, secured storage areas for materials and the property comes with many spare parts and equipment including an almost new Snapper self-propelled lawn mower and Echo weed wacker.  There are two telephone lines, one for hotel communications and one dedicated for computer communications.  Modem speed is usually in excess of 50kbs.

Also included are two websites, one for the hotel and one for Samana peninsula visitor information.  Both websites are linked to each other on their home pages.  In addition to home-page internet marketing, there is hotel information and links on various Caribbean hotel websites.  On-island marketing includes nationwide Yellow Pages and Tourist Guide listings.  In an article several years ago about Caribbean vacations, Great Britain's "Women and Home" magazine described el Marinique as "the best value for a Caribbean vacation."  Guest reviews are excellent as evidenced by searching "el Marinique" on Google and noting numerous high ratings. 

 

Samana's new international airport at el Catey is now open and the new highway from Santo Domingo to Samana is slated for completion by the end of 2008.  Scheduled for completion in 2009, Samana's new aquaduct will bring potable freshwater to the far end of the peninsula and Las Galeras.  With millions of dollars being invested in the local tourism industry, the peninsula is the fastest-growing tourist destination in the DR and is now embarking on an estimated 20 years growth.    

The property is 100% owned by a fully registered Dominican corporation and all documents are up to date and in order.  In addition to having a court-certified "deslinde" (official survey and affirmation of ownership), the property has been approved for expansion to the maximum density allowed and comes with fully-approved, architect's master-site plans.  The property will afford a reasonable return on investment while allowing it's new owners a unique, comfortable and relaxed lifestyle in the prettiest part of the Dominican Republic's Samana peninsula.

As the present owners are getting on in years and wish to retire, the asking price has been reduced from $900k.  Present all offers.
