There's not a whole lot of places on Chiriqui's Pacific coast (western Panama) that one can access the ocean, much less find something to buy that's not a crowded public landing. What to speak of having your own ramp and private titled space to build a hangar and/or a boathose. Mostly one can find only wide stretches of mudflats or mangroves, so this is property is special on that account. Drive up, put your boat in the water, and the ocean is just 20 minutes down the inland estuary and sound. This property never gets flooded by even the highest tides. It has several coconut trees, two mango, and two marignons.This lot is in the process of being fully titled, being in the process with PRONAT, the gov't agency that fast-tracks titling of lands. Full title soon; then price will be raised.
PEDREGAL: just south of David, there is a public launch area, but theft problems prohibit leaving your boat in this area, and it's a long winding, very tricky ride through 20 miles of swamp, sandbars, mangroves to get to Boca Brava, the opening to the ocean. There's also a marina in Pedregal, trying to improve their night security, but probably without any available hangars, and they have fees for all services, of course. I did the Pedregal thing at first, but was happy to find out about Chorcha...
BOCA CHICA: real estate prices on the water are very high, if anything decent is available. The road to here is being improved, but still a devil of a ride from David, taking maybe 2-3 hours. And the public dock is very small & awkward; where can you park or turn around?
CHORCHA: Just east of David, turning right at the town of Chiriqui, there's 10 km of paved and then dirt road, newly improved, to Punta Tierra, the public landing on the Chorcha River-Estuary. Going out on the water, there's one zig zag and you're in the Boca Brava ocean passage, in a third of the distance as it is from Pedregal. A few sandbars to watch for, but easy to remember. And Chorcha is UNDISCOVERED, undeveloped, a small community of quite nice people, and no theft problem.

THIS CHORCHA LOT of 511 square meters is on the main Chorcha road just before Punta Tierra on a little peninsula into the estuary. The tides leave this access point dry a few times a year, but normal low tides still afford about 3 feet of water for the first 200 feet, then it is deep water. With a tide calendar, one can always be sure to come and go without the occassional dry port.
OPTIONS:
1. Keep your boat in the water all the time and use the land for car, garage, boathouse, hangar, sport cabin, etc. A hangar with concrete walls, double steel doors and zinc roof cost me around $4000 to build on my other lot.
2. Or pull your boat out & put it in a hangar (not there yet) or take the boat home.
Another American next door keeps his boat at waters edge & has a nice little bodega and rooms above. This is the ONLY concrete ramp private port with easy access to the ocean that I know of is for sale...
ANOTHER LOT: I also have another 515 meter lot 100 feet away that has no ramp as yet, on the same water (but shallower), and it is dry most every low tide for an hour or two. But it is offered separately for $5000. Title is in process.
ANOTHER LOT: I also have a roiadside 605 meter lot for sale less than a km from the public landing Punta Tierra in Chorcha, and it is very suitable for a hangar or boathouse should you want to keep your boat here and use the public landing. Offered separately for $4000. It has access to the water on the backside, but the low tides leave it dry about 1-2 hours for every 6 hour tide. Title is in process.
