The Farm: For sale is a 52 acre, or 21.6 hectare teak farm. It is comprised of rich volcanic soil and sand and is extremely fertile. It is flat land best suited for agricultural use. Crops grown in the past have included peanuts, sugarcane, sesame seed, and fruit trees. We have planted and maintained approximately 14,500 teak trees (now 1.5 years old) on approximately 1/3 of the farm. Soil test results are available for serious inquiries. A caretaker maintains our property. His salary is US$100.00/month. We also use the services of a reforestation engineer who makes monthly visits to the property. His services cost approx. $300/month. We are able to offer the contacts we have made in Nicaragua to help with any aspects of establishing the farm, depending on the intended use. The farm is accessible year round by any type of vehicle including a car via paved primary and secondary roads. Within the farm, we have a small caretakers house (which can alternately be used as a storage area), a good working water well, a minor dirt road/path, perimeter fencing, corrals, large concrete water tanks (for cattle, horses, etc), and a gated entrance.
The Surroundings: The farm is located in the Leon province of Nicaragua. It is approximately 20 minutes from the city of Leon and 1 mile from historic La Paz Centro or Leon Viejo. Leon Viejo is home to a UNESCO World Heritage site, protected by the United Nations. A small fishing village sits nearby housing a large lagoon that supplies fish to the area. The farm is approximately a one hour drive from Nicaragua's capital city, Managua. The road linking Managua to Leon is well paved and well travelled. The farm is situated beside the picturesque Momotombo volcano (not a threat and pictured below), a popular guided tourist attraction. At the base of Momotombo volcano sits a geothermal plant that does produce electricity. Although electricity is not currently linked to the farm, the electrical line is within 1/2 mile. The closest nearby beach, Poneloya, is a beautiful developing resort. The farm is several hours north of Costa Rica.
Ownership: The property is FEE SIMPLE TITLED. It is the same ownership right as applies in the US.
Asking Price: We are now offering the farm at US $65,000. We will consider all reasonable offers.
Financing: Subject to credit approval, we will finance the property with 33% (one-third) down, the remainder payable over 5 years at 10% interest. We will provide 100% financing to a well qualified buyer. Seller will prepare all papers

Asking Price: The current asking price is $65,000. This is negotiable and we will certainly consider other reasonable offers.
Financing Options: Subject to credit approval, we'd prefer to finance with one third down, remainder payable over 5 years at 10% interest. If you're well qualified, we'll finance 100%. If you have other suggestions, please let us know. We are certainly willing to work with reasonable terms and offers.
State of Title: Free and clear.
Water Source: There is one good working water well. There is an additional well that requires digging. Lake Managua is approximately 5 minutes away.
Chattel: Fixtures on the land include a small house for a caretaker or supplies, perimeter fencing, corrals, and water tanks (for cattle, horses, etc.). The entrance to the farm has a large locked gate.
Location and Area: Please use the geographical coordinates we have provided for specific location information. The nearest port is Puerto Momotombo, which resides on the lake, approx. 5 minutes away. The nearest town is La Paz Centro - approx. one mile. The nearest city is Leon, approx. 20 minutes.
Access: The farm is very accessible year round via paved and unpaved roads.
Potential Sales: Sales for the farm depend on individual intentions. In the past, various crops have been grown including soy bean, watermelon, and sugar cane. We cannot speak to potential sales of crops. Hardwood trees have vast potential for income and there are many resources on the internet to learn more about growing hardwoods.
Personnel: We currently have one caretaker, one agricultural engineer, and several workers. The total cost for these workers is approximately $500/month. If you do not require the land for use as a farm and thus do not require labor, please notify us as soon as possible.
