By now almost everyone has heard of Belize, they are just not sure if it is an island, or a Country, and which of the Americas it is in. .
If you know where Cancun is look south down the Yucatan and you will spot Belize. While small in area, Belize has the second largest Living Barrier Reef in the world! Belize used to be known as British Honduras until 1981 when it gained its Independence. It is on mainland Central America, bordered on three sides by Mexico, Guatemala, and Honduras. It is fronted on its longest side by the Caribbean Sea but sheltered by a living barrier reef, second in size to the Great Barrier Reef, which extends most of the length of the country.
Belize is still a Commonwealth Country, English speaking, with Chartered British and Canadian banks and Offshore Banking and with a slowww, but Democratic Government. Located just four hours by car, south of Cancun, or two hours by plane from Miami or Houston, this tiny country on the Caribbean Sea is a great place to invest in, or retire to. I’ll grant you that it is slowww, but that is what people pay a fortune in tourist dollars to enjoy! Are there drugs? Yes, about the same as any ‘small town North America’. Are there churches? Yes everywhere. Is it high tech? Not really but you can sit with your laptop, and your cellular and send a fax from the jungle, I’ve done it!! A change in health forces us to make the decision not to pursue some of our dreams, so we are offering for sale some of our dream holdings.

These beautiful properties are in southern Belize, off the beaten path, but close enough three three towns to be able to shop for most needs, or get to by small boat. By small boat means.. THERE IS NOT A ROAD TO THE PROPERTY-BUT--YOU CAN DRIVE INTO MONKEY RIVER TWO MILES NORTH, THEN SMALL BOAT TO PARADISE!!!
The frontage is a minimum of 175 FEET on the Caribbean Sea. Pelicans, parrots and howler monkeys are part of life. Situated on an eight mile long sandy beach that runs between Monkey River Town and Punta Negra, this undeveloped area is likely to be the next big growth area in Belize. This is because it is also the last area that offers established sandy beaches, palms, sand and diving fishing. Some of the best diving is developing in the New Marine Park just south of the property and the fly and deepsea fishing north of the property are becoming world class.
There is a small village, Monkey River Town, two miles north ( a twenty minute walk or five minutes by skiff). Monkey River has phone service, both cellular and land. Power, two hotels, restaurants, a couple of small grocery stores, tour boats, schools, great people and is accessible by road and boat.AND the poles are finally in place to run electric power into the village, which (previously was supplied by a large diesel generator
There are three larger towns,each about fourty minutes in either direction, two have commercial airports, all have bus service, banks, hotels, supplies and super people. Punta Gorda and Independence are Belizean towns mainly populated by Belizeans and operating primarily as business centers. Placencia, is more of the Tourist Town, with plentiful motels, beer, boats and Non Belizeans.
The town of Punta Gorda is aboutfourty minutes away by med speed boat, and you can purchase pretty well anything you need. There is also regular daily air service in and out of PG, a water taxi to Honduras, with conncetions to Guatemala. The Sea Highway offers incredible vistas, white beaches, a huge lagoon at Ycacos, secluded villages, protected coves and even one or tow haunted islands!!
Independence offers much the same, is a little closer in time and offers the protected moorage at the adjacent deep moorage of Big Creek. Big Creek is where the banana boats come in to load. Placencia is definitely more of a "tourist town" offering tours, some shopping, upscale tourist accommodation, tourists and tourist stuff. All three towns have banks and are accessible by road, sea and air transport. Both Punta Gorda and Placencia haver public airports, and Independence has a dirt airstrip.
Instead of saving for your annual two weeks by a palm tree in the future, consider owning your own palm tree, Actually lots of them.
Or as an investment, this land takes care of itself. The surveys show that the beach line has remained the same for over a hundred years!!! Actuall yone part of it became larger by 25feet.

This more southern parcel is our flagship parcel and by far the most usable. Parcels 1 4 AND 5 WERE CLEARED IN THE SUMMER OF 2007 . All of the parcels have fresh water creeks, but it is not drinkable.It can however be used for construction, gardens, washing etc, simply cannot be u sed for drinking. There are parrots, armadillos, iguanas, manta rays, howler monkeys, huge turtles, dolphins, pelicans, manatee, and assorted other beasties.

While paper shuffling in Belize can take on a whole new meaning, our lawyers there are familiar with the property, and the updating of the Deed is happening as I write this. The original Deeds stated 10 acres, so you can imagine what a surprise it was to do the math and confirm that we had 25 acres. The "Rectification of the Deed" is a simple procedure and is completing on the main subdidivion. The Deed for the 24 acres also states 10 acres but math shows it to be 24.6 acres. In order to subdivide this to five acre parcels it would be neccesary to get this Deed Rectified, I have the Provisional Approval for subdividing this parcel, but though I used to own it I am only acting as th agent for it at the moment.
Belize has a new Prime Minister and government in place. This new government is making every effort to overcome some of the time issues that used to be a nuisance previously. Belize also appears to have overcome some of the growing pains of having become an independent country and is now forging ahead as a productive tourist mecca, while maintaining the beauty and conserving the best of Belize at the same time.
We will consider, exchange in part, swaps and/or some financing upon approved documentation, on the smaller parcels.
The taxes are all current,to 2008, and I can supply the tax receipt number however the receipts are too light to scan or fax successfully. Copies of Deed/Title will be provided under separate cover to serious inquiries.
The Google Earth site shows these beaches relatively well. The co-ordinates are in UTM readings, so you may need to go into "options" on Google Earth and change the settings in option. Google Earth will then display UTM readings and it is fairly easy to mark the land areas. Also on Google Earth. Once you have located Monkey River then simply follow the beach south and you will spot a widening of the beach. That is your beginning point.

I will now list, in no particular order, questions that we are asked, and supply the answers to the best of my opinion and/or knowledge.
Q: What is the cost of building?
A: Depends on how handy you are, what you want and what materials you use, BUT there are many decent builders and they will be far more able to give you a current price. We will refer you to a couple that we are aware of that are dependable.
Q: Can I drive right to my parcel?
A: NO, the road only goes to Monkey River and it is not anticipated that there will be a road in the near future as the properties are backed by a land preserve, the cost of building and maintaining a road would be huge and prohibitive. THE SEA, is much smoother, faster, cheaper and will never 'wash out". AND no one needs to maintain it.
Q: How do I get power at my parcel?
A: The most common power source is by diesel generator, however, solar and wind are also pretty reliable in this area, so a combination would be the best manner. We used diesel for power tools and solar for lighting when we were there.
Q: How do I cook or heat water.
A: Propane is the usual power source of cooking, The truck comes into Monkey River on a regular basis and will fill bottles.
Q: Is there a doctor or hospital nearby?
A: When I was in Belize last there was a hospital in Punta Gorda full time, a clinic in Placencia, which had an attending nurse daily. There were also a husband/wife team of doctors in Independence (which also had short term beds available) and the village of Monkey River has a clinic at which I believe a nurse attends weekly. I personally have attended at the Placencia and Independence clinics and was quite pleased with the attention and services offered.
Q: Can my children go to school in Belize?
A: Yes, there is an elementary school on the village of Monkey River BUT though the education is pretty good the supplies and modern abilities are limited, so one would have to make their own decisions regarding education.
Q: Will I be able to understand the language and do business?
A: Yes, Belize is an English speaking country for business and general transactions, BUT there is a kreole language and it is a rapid blend of about three languages. Whereas English in Belize is spoken slowly. All written language in Belize is in English.
Q: Will I and my family be safe in Belize?
A: Yes, as in any country or town there are negative elements, but on a whole it is a safe country. We were going to have our adult children and small granddaughters managing the resorts, we would not have considered putting them in harms way if we had thought for even a moment they were at risk.
Q Are there building codes?
A: Not so that you would notice for housing.
Q: Can I build a dock?
A: You need permission to put a dock in simply because it needs to be recorded on charts etc as it can pose a boating danger. BUT we were going to cut in a small inlet 20 to 30 feet inland so that boats could enter there and not pose any problems.
Q: Can I build a resort on these parcels?
A; We did have a permission for a small resort (to accommodate about 20 people). I asked a year ago if the permission would still be current and was told that it was.
Q:Where can I get supplies?
A: We found Independence to be the most reliable with a couple of lumber yards, a hardware store, and ease of loading goods into the boat. We were building with cement, and mixed onsite.
Q: What about Hurricanes?
A: Though hurricanes usually miss this area, or, as in the case of "Mitch" deposit a nice big beach for a couple of years, Monkey River has a large Hurricane shelter that did very well six years ago when "Iris" came to town.
Q: What about telephone service?
A: There are a couple of public phones in Monkey River, Cell service is also available in the area, and satellite phone service is also an option. Plus, I would think that with power one could also use the Hamm Radio systems dependably to other operators.
I have used my cell at the site a couple of months ago and had gr eat reception.
Q; Can I trust the system in Belize?
A: Yes-it is slow, but generally familiar and similar to land purchases made in any Commonwealth country or a country governed by British Civil Law, such as the USA, Canada, and Australia.
Q: Is my money safe in the banks in Belize?
A: Yes-the banking was a determining factor in our decision to develope in Belize. The banks are Barcleys (British) Scotiabank (Canadian and chartered) and the Belize Bank. Though I am not personally familiar with offshore banking, I understand that the offshore banking in Belize is well structured and safe also very similar though not as large as the Caymans.
I regularly transfer funds through Scotiabank and the Scotiabank in Belize now has online banking available.
Q: What are the taxes like?
A: They seem to average about $200.00 USD a year currently for each parcel. The larger parcel is circa $400.00 USD a year. All taxes are current.
Q: How much will a boat cost>
A: Almost everyone uses a skiff referred to as a "Mexican River boat". We bought used for about $10,000.00 with a 40 hp motor. Dependable but not fast with a 40. A friend bought one last year for about the same price. These are very dependable workhorse boats, hold alot of supplies or people and with larger motors will manage most anything and load. We did move all our supplies etc with it.
One can, of course, buy much more expensive boats, it is simply a matter of what you want and need.
Q: Is the water clear?.
A: Most of the time. But as there are many sandbars immediately out front of the parcels it can get a little murkey there at tide change or after a storm. BUT a couple of hundred feet offshore it is clear, pretty well all the time and the snorkling is good.
Q: Are there any dangerous animals?
A: Not as a rule. If a jaguar enters the area you will likely never see it as they tend to stay away from people much as the North American Mountain Lion/Cougar.
Q: Are there dangerous snakes and insects?
A: The fer de lance, or tommy gof snake is around, but again usually not in inhabited areas. As explained to me by a Monkey Riverite--"if there were anything dangerous here, the town would not be here. We would not let our children run around in an area dangerous to them".
That being said, while clearing the land it would be wise to have appropriate footwear and a machete close at hand.
Q: Are there scorpions and spiders?
A: Yes, I hate spiders and found the tarantulas actually amusing (only saw two in one year). Tarantulas look alarming but won't hurt you. Scorpions are there, but basic precautions stop them being any part of daily life. They are the exception rather than the rule. Again, when clearing land, use common sense in what you are doing.
Q: What about erosion?
A: The survey indicated that the land had stayed primarily the same for over one hundred years. While the mouth of the Monkey River area is showing some erosion, this would seem to be being caused by the illegal damming of the river which changes the water patterns and currents in the immediate area. This is only my opinion, not based on proven fact. However the parcels are far enough down the beach not to be effected by those currents.
Q: What happens if the boat is gone or I am out of gas?
A: It is an easy walk into Monkey River (about twenty minutes along the shore) There you would be able to get some gas, basic groceries, pick up mail, and access a vehicle if you have brought one.
Q: What about if I need to return to my home country for an emergency?
A: There is regular and daily air service out of Punta Gorda and Placencia . (About five flights a day) It is about a half hour flight to Belize City with connecting flights to two or three major carriers that go into Houston, Miami, and Dallas.
Q: Where will/can I live while building?
A: We built a small basic cabana and lived onsite BUT there are a couple of clean decent inexpensive hotels in Monkey River (monthly plans could be arranged) Plus there are hotels in all three larger towns.
Q: Once built -will I need a caretaker if I need to go away?
A: Not if you are just gone overnight, but for extended periods of time it is not a bad idea depending on the contents of the house. The locals are pretty good at knowing who has been around, but one could hire someone from the village to live onsite or at least check it daily.
Q Will I need a gun there?
A: Not necessarily BUT should you decide that you do need one-it must be registered and you must have a permit. The government gets really testy about illegal guns. Permits are not that difficult to acquire/
Q What about vehicle insurance and house insurance?
A: Both are easy to get, not horribly expensive and in the case of vehicle insurance pretty much mandatory.
